Recorded 13 October 2026. Rates and lender offers may have changed since recording.
Canada’s five biggest banks—RBC, TD, BMO, Scotiabank and CIBC—have recently raised selected fixed mortgage rates. Apparently, our grocery bills weren’t providing enough excitement.
Why? Fixed rates are influenced by bond yields, so they can rise without a Bank of Canada rate hike. Yes, another moving part. How lovely.
If you’re buying or renewing, higher rates can mean bigger payments and less room in your budget. If you’re already locked into a fixed rate, your rate stays put until your term ends.
Compare offers and ask your mortgage professional about a rate hold. Loyalty is lovely—but your bank isn’t coming round to help pay the bills.

Luxury is more than a price point. It can be the architecture, the setting, the craftsmanship—or simply how a home feels to live in.
Let’s build a selling plan around what makes your property stand out, the buyers it may appeal to and the market you’re entering.

Read the reviews ↗Your search may span an established city neighbourhood, a growing community or a country property. The right comparison starts with how you want to live, what you can comfortably spend and the details of each home.
For a Caledonia search, we can compare homes by age, layout, lot, condition and your daily travel needs. A newer home and an older property may offer very different maintenance responsibilities, so a similar asking price does not necessarily mean a similar overall cost.
If you are considering a rural Haldimand property, we can identify which questions need investigation: water supply, septic systems, access, zoning, permitted uses and any outbuildings. Depending on the property, you may need advice from inspectors, the municipality, your lawyer or other qualified professionals before making a decision.
For sellers, a pricing discussion should compare properties that buyers are likely to see as alternatives. Lot size, improvements and setting matter, alongside recent sales and the condition of the home.
A Hamilton search can involve different property ages, layouts and neighbourhood settings. We will look beyond the headline price to compare the home’s condition, usable space, parking and the features that matter to you.
For an older or renovated home, useful questions include the scope of renovations, available permit records, roof and mechanical systems, and what an inspection may reveal. If you are considering rental space or a separate suite, its legal status and permitted use need to be checked rather than assumed from the listing description.
For an Ancaster purchase or sale, we can assess how architecture, finishes, lot, privacy and location influence the comparison. A pool, extensive landscaping or a larger home can also mean additional upkeep, which belongs in the budget conversation.
When preparing a distinctive home for sale, we can discuss the work worth doing, the features to photograph carefully and a showing plan that suits your household. Presentation and pricing should reflect the actual property and the current competition.
We can map out the timing of both transactions, discuss whether to buy or sell first and identify where flexibility may be needed. Financing, deposits, conditions and closing dates deserve early attention. Your lender and lawyer can help confirm the options available for your circumstances.
Yes. My focus on luxury and executive homes sits alongside a personal approach to other residential moves. Whether you are buying your first home, moving up or downsizing, we can start with your priorities and work out the next steps together.
Tell me a little about your plans. We’ll work out a sensible next step.
